What kind of price are you looking at?

State land price

state

An official table or specific decision for its stated scope and period. It does not establish the sale price of a property.

Asking price

asking

A seller’s advertised amount. Discounting it produces an adjusted asking-price label, not a verified transaction.

Verified transaction

A completed transaction supported by independently checked evidence of price, date and scope. An auction result alone does not prove completion or payment.

Indicative estimate

indicative_estimate

Model output conditional on inputs and local coverage. It is not a completed sale price or a certified valuation.

Auction starting price

An opening or reserve amount in an auction notice; it is not the winning price.

Auction winning price

auction_winning

An amount stated in an official result. Check cancellation, payment and completion separately before treating it as a completed transaction.

A quick evidence check

Read the original title, issuing organization, version, period and price category.
For an auction, find the official result and check payment or completion evidence; keep the starting amount separate.
If evidence or permission is missing, keep the record unverified and do not redistribute it.

Coverage, methodology and validation limits

Coverage depends on the province, commune, land type, layer and observation period. A document index is not a complete spatial layer. A missing planning layer does not establish that a property is unaffected.

The existing methodology and current model metadata refer to different validation populations. This release has not reproduced a matching model/data snapshot and held-out prediction log, so it withholds their sample counts and error figures.

Before publishing a validation result, pin model and data hashes, label type, period, sample size, out-of-sample split and prediction log; recompute the error independently. Keep adjusted asking prices separate from verified transactions.

Indicative estimates depend on input quality and may miss legal, access, condition or timing differences. They do not determine a transaction price or replace a certified valuation.

Monetary observations, when cleared for release, must use VNĐ with ≈USD on English pages via the shared currency component and its dated source. No monetary observations or exchange rate are supplied here.

What you can do when data are missing

Open the layer source ledger, choose the place and layer, then follow the original document link.
Compare document number, date, geographic scope and amendments; request a public record from the issuing office if the original is unavailable.
For price data, obtain documented reuse permission and independent completion evidence before sharing or using a transaction label.
