Vietnam industrial land lease cost & factory rental checklist
Turn a lease quote into comparable units and a document request list. Enter your own figures; this tool contains no industrial park recommendations or market rent estimates.
This is a preparation worksheet, not a licence or legal eligibility decision. Blank information stays unknown. A completed checklist does not establish permission to lease, build or operate.
4. Build the evidence file
All items require review for the actual project. Statuses track document preparation, not legal clearance. Inputs stay in this tab and are cleared on reload; no uploads or account are required. Do not enter names, identity numbers or parcel identifiers.
Legal entity, IRC and ERC
Request the company registration record (ERC: Enterprise Registration Certificate), signing authority and project file. IRC means Investment Registration Certificate. Ask the investment registration authority which filings apply to the ownership structure and project; do not assume an ERC replaces an IRC.
Obtain the Land Use Rights Certificate, land lease decision, payment basis, remaining term and authorisation to sign. Request evidence of restrictions, mortgage arrangements and the right to lease this land or building. Match the contract party to the documents.
Send the proposed production process, materials, capacity and emissions to the park operator and competent authority. Obtain written confirmation of compatibility with planning, the park’s accepted industries and market-access/sector conditions. A vacancy or quote proves none of these.
Request written connection terms: available electrical capacity and reliability, water pressure/volume, wastewater acceptance limits and treatment capacity, meters, tariffs, connection fees and responsibility during outages. Confirm against the actual process before signing.
Give the environmental authority the process, capacity, waste streams and location. Confirm whether environmental impact assessment, an environmental licence or registration applies, and who holds and updates each document. The park’s documents do not establish the tenant’s compliance.
Request fire design review and acceptance records where applicable, evacuation plans and maintenance records. Submit proposed machinery, storage and fit-out changes for a fresh applicability check with the competent fire authority. Do not infer clearance from an existing building.
Negotiate written conditions for permit failure, delayed handover, default, early termination, assignment/subletting and expiry. Specify notice, deposit deductions/refund timing, equipment removal, reinstatement standard, waste cleanup and a joint handover record. Renewal is not assumed.
S16 — Contract prompts; all rights and amounts require verification
Ready-built factory: building and fit-out
Request lawful building use, permit or documented exemption, completion/acceptance records and drawings; verify floor loads, clear height and fit-out permissions. This company lease checklist grants no personal housing ownership right. Ask the construction authority to check the actual building and proposed changes.
construction — Article 43(2–3), transitional Article 95
Industrial park sublease and remaining term
Request the infrastructure developer’s land lease and payment records for this area, the right to sublease, approved land use and the remaining term. Match upfront/annual payment terms to the underlying rights. Ask the construction authority to confirm the proposed works’ permit or exemption evidence.
Identify whether this is a State land lease or a private contractual lease. Obtain the competent decision and rights evidence for that route; do not add a State land-rent figure to a sublease quote without checking who owes what. Ask the construction authority to confirm permit or exemption evidence for the project.
Before treating a quote as executable, take the proposed ownership structure and project description to the investment registration authority. Establish who will sign, hold project approvals and pay. This checklist cannot determine eligibility from nationality or budget.
