Land sale notary fees follow the asset or contract value schedule in Circular 257/2016/TT-BTC, as amended. The fee on VND 1 billion is VND 1 million; on VND 3 billion it is VND 2.2 million, excluding drafting, copying and other services.

The schedule below covers the notarial fee only. Drafting, copying, off-site work and other services may be billed separately. Understated contract prices may require the statutory valuation basis; attached buildings can also affect the base.
